FicoFoco (ficofoco.com) is a marketplace platform owned and operated by StrataPie Platform Private Limited, Surat, Gujarat, India ("we", "us"). It connects brand expansion demand with commercial properties and private capital. By creating an account or using the platform you accept these Terms and our Privacy Policy.

FicoFoco provides technology, information and facilitation: structured mandates, property listings, capital intents, match scoring, and Deal Rooms. We are not a stock exchange, a SEBI-registered investment adviser, a portfolio manager, a bank or an NBFC, and nothing on the platform is investment, legal or tax advice. Any yield figure shown is a projection computed arithmetically from lease terms disclosed by the listing party — it is not an assurance, guarantee or promise of returns. AI guidance only. Not SEBI-registered. Consult your financial advisor.

You confirm the information you post (mandates, listings, intents, responses) is accurate and that you are authorised to post it. You are solely responsible for your own diligence before entering any transaction — title, licences, brand agreements, financials and regulatory compliance. Deals concluded through the platform are contracts between the parties to them; execute them under professional advice.

Brand identities are withheld until a Deal Room opens. Information disclosed inside a Deal Room is confidential to its participants and may be used only to evaluate and progress that transaction.

Platform access is currently free during the launch period. Any future fees will be communicated in advance and are exclusive of GST, which applies at the prevailing rate (currently 18%).

No false listings, no scraping, no circumvention (using the platform to identify counterparties and then bypassing it), no unlawful content, no infringement of others' rights. We may suspend accounts that breach these Terms.

The platform, its marks (FicoFoco, Requirement Book™, Pre-Signed™, Verified™) and software are our property or used under licence. You retain rights in the content you post and grant us a licence to display it on the platform per your visibility settings.

The platform is provided "as is". To the maximum extent permitted by law, we are not liable for the conduct of users, the outcome of any transaction, or indirect or consequential losses. Our aggregate liability is limited to the fees you paid us in the twelve months preceding the claim.

These Terms are governed by the laws of India. Courts at Surat, Gujarat have exclusive jurisdiction, subject to any mandatory arbitration or consumer-law rights.
